NYC commercial construction (Class A office, retail, ground-up mixed-use) runs on tight schedules and tighter occupancy permits. What commercial projects require

Most NYC commercial new construction at 15+ stories or 200+ ft falls under NYC Building Code §3310 and requires a licensed Site Safety Manager (and on most projects with structural concrete, a Concrete Safety Manager too). Mid-rise commercial projects 7–14 stories or 100–199 ft require a Site Safety Coordinator. High-rise work and hot-work-heavy projects routinely require an FDNY Fire Safety Manager (F-89) on site as well. Tenant fit-outs over a certain scope require Tenant Protection Plans filed with NYC DOB.

Do you cover after-hours commercial work?

Yes. Phased occupancy is one of the trickiest commercial site conditions. Egress, fire protection, and dust/noise controls all change as floors are released. Our managers run the daily coordination.

Do you prepare Tenant Protection Plans?

Yes. Our in-house team prepares TPPs and files them through DOB NOW for any qualifying alteration or fit-out.
